Scope of the municipal lien search
The official City of Tampa lien search covers code enforcement liens and City of Tampa utility balances for the subject property. It does not identify recorded county liens or judgments, delinquent property taxes or tax certificates, HOA dues or liens, or title defects. The city’s payoff letter is valid for 45 days from issue; amounts owed can change after that window.
Scope of the Plus county research
The Plus tier’s Hillsborough County Clerk and Tax Collector check is supplemental manual research of publicly available records performed by our team. It is not an official county product, and while performed in good faith, it may not identify every recorded instrument, obligation, or delinquency affecting a property.
Permit report completeness
Building permit history reports reflect the contents of the City of Tampa’s digitized (Accela) records at the time of search. Older permits that predate digitization may not appear; records filed under variant addresses or containing city data-entry errors may be missed or incomplete. The absence of a permit in our report is not, by itself, proof that work was unpermitted.
Not a substitute for a title search or title insurance
A municipal lien search and a title search answer different questions, and neither replaces the other. Our reports are not a title search, do not examine ownership or recorded encumbrances (beyond the Plus tier’s supplemental check), and are not a substitute for title insurance. Third-party and government data
Our deliverables depend on data maintained by government systems. We do not warrant the accuracy, completeness, or currency of information originating from those sources, and we deliver official documents exactly as issued.
